ReverseMortgageEtobicoke.ca sets out, in plain numbers, what a Kingsway reverse mortgage can mean for owners 55 and older whose house is worth two million dollars or more. The amounts are larger than anywhere else in Etobicoke, and so is the gap between the highest amount and the amount available at a standard rate.
You keep owning and living in the house, with no required monthly mortgage payments. The tax bill, the insurance policy and the repairs remain your job.
Houses built to a 1912 plan
Robert Home Smith unveiled his “Humber Valley Surveys” in 1912, the Old Mill Tearoom opened in 1914, and the first two houses on The Kingsway itself went up in 1924 (Etobicoke Historical Society). Homes had to be designed by an architect, and Tudor or English styles were preferred.
That plan still shows in the census. In Kingsway South, 66.9% of homes were single-detached houses in 2021, 58.6% of dwellings were built in 1960 or earlier, and 23.3% of residents were 65 or older (City of Toronto, 2021 Neighbourhood Profiles). Owners there put the median value of their own homes at $2,000,000, the highest in Etobicoke.
Why the ceiling isn’t the only number that matters
On a Kingsway house, the question is rarely whether a reverse mortgage can provide enough. It is which product gives the amount you want at the best overall value.
The highest-lending products
The ceilings on this page are the most you could qualify for at each age. The older you are, the more you can get, up to about 60% of the home’s value from age 78, and the largest amounts come at a higher rate.
Those products charge a higher interest rate, and the higher rate applies to the whole balance, not only to the extra dollars above a standard product’s limit. On a balance in the hundreds of thousands, that difference adds up every year.
Standard products
A product at a standard rate lends a lower percentage of the same house. For reference, standard pricing was 6.23% to 6.94% (advertised 5-year fixed rates across the four lenders, checked September 17, 2026).
On a $2,460,000 house, even a much lower percentage is a large sum. Many Kingsway owners can get everything they need from a standard product and never use the top tier. An Etobicoke mortgage broker who compares every reverse mortgage lender in Canada can show both.
Example: A Kingsway South Couple
For example, consider a couple whose younger spouse is 75, in a 1930s Tudor-style house on a curving street near the Old Mill. Detached houses in Kingsway South sold for a median of $2,460,000 from April to June 2026, across 26 sales (TRREB, Q2 2026).
At 75, the most they could qualify for is up to about 58% of that, or about $1,421,000. The couple has no mortgage and wants $400,000: $250,000 toward their two children’s first homes and $150,000 for a new roof and windows.
$400,000 is about 16% of $2,460,000. That is well within what standard, lower-rate products allow at 75, so the couple has no reason to pay a higher rate for room they won’t use.
Interest adds to the $400,000 each year, while growth in the house’s value often makes up some or all of it. Every lender also promises that you can never owe more than your home’s fair market value at the time the mortgage becomes due, as long as property taxes, insurance and upkeep are kept up, typically called the no negative equity guarantee.
The Kingsway covers more than one TRREB community
Kingsway South is the City of Toronto’s neighbourhood name for the Kingsway, and TRREB reports a community by the same name. The Kingsway itself sits north of Bloor Street West, up to Dundas Street West, between the Humber River and Mimico Creek (Wikipedia, The Kingsway). The Kingsway area people talk about also reaches north into Edenbridge-Humber Valley, around James Gardens, and west toward Princess-Rosethorn.
Detached houses in those two communities sold for medians of $1,938,000 and $1,660,000 in the same quarter. A house in Princess-Rosethorn can produce a very different figure from one in Kingsway South, which is why the Etobicoke reverse mortgage calculator asks for your own home’s value.
Points Kingsway families raise
The appraisal of a one-of-a-kind house. Only 26 detached houses sold in Kingsway South in the quarter, and architect-designed homes vary a lot. The appraiser’s figure, not the median, sets the amount, so it can come in above or below $2,460,000.
A spouse who needs care. Nothing changes while one borrower still lives in the house. Repayment is triggered only by a sale, by the last borrower’s permanent move out of the house, or by the last borrower’s death, as long-term care in Etobicoke explains. The money can also pay for help at home, covered in paying for home care in Etobicoke.
Taking it in stages. Borrowing the maximum on day one can limit your choices when the term ends, because a large balance may outgrow other lenders’ limits. A smaller first advance with later draws keeps more options open, and Richard Hopkins, Mortgage Broker, can explain how each lender prices later draws.
The estate. Whatever the home sells for above the balance stays with your estate, and the lender never owns the house. If you’re weighing a sale instead, downsizing in Etobicoke and land transfer tax sets out the costs.
The Kingsway home values and what they could provide
Prices: TRREB Community Housing Market Report, Toronto West, Q2 2026 (April to June). Amounts are the most you could qualify for at that age, from the same age table as the reversemortgagebroker.ca calculator, rounded to the nearest $1,000, before anything you owe is paid off. The largest amounts come at a higher rate, and the lender's appraisal of your own home sets the real figure.
These are TRREB's April to June 2026 median prices, and each figure is the most you could qualify for at that age. The largest amounts come at a higher rate, and a lower-rate product lends less. Richard shows you what you can get at a standard rate.
