# Etobicoke Reverse Mortgage Calculator

Choose your TRREB district or neighbourhood and your type of home, and a real TRREB price fills in. Then set the youngest owner's age and the cash you have in mind. The result shows your ceiling at that age and how the home's value, the loan and what stays yours could move over 15 years.

For illustration only; no lender has quoted this. It uses the main site's assumptions: home values rise 4.5% a year and the loan to cost 6.44% interest, compounded twice a year, with nothing repaid. Real figures come from your appraisal, your lender and the market.

## How the figures are worked out

The "up to" amount is the home value times a percentage set by the youngest owner's age. That percentage starts near 46% at 55, reaches 50.55% at 65 and 52.85% at 70, and tops out at 60% from age 78. It is the same table reversemortgagebroker.ca uses, so both sites give the same answer for the same home.

For the 15-year view, the home value grows 4.5% a year. The cash you take grows at 6.44% interest, compounded twice a year, because nothing is paid back along the way. The loan line never climbs above the home value: what is owed can't exceed the home's fair market value when the mortgage becomes due, if the taxes, insurance and upkeep were looked after.

Count anything still owing on the home as part of the cash figure, because it is paid off first at closing. District values are the TRREB Market Watch for September 2026, MLS® HPI benchmark prices by district, p. 26. Neighbourhood values are the median prices of homes that sold from April to June 2026, from the TRREB Community Housing Market Report, Toronto West, 2026 Q2. When a neighbourhood had too few sales of one type of home for TRREB to print a price, the district benchmark is used instead.

## Questions About the Calculator

**Is the "up to" amount an offer from a lender?**

No. It is the most you could qualify for at your age, using the same age table as the reversemortgagebroker.ca calculator, and the largest amounts come at a higher rate. A lender's offer depends on its own appraisal of your home and, for a couple, on how that lender counts both your ages.

**Why does the loan line rise when nothing is borrowed after day one?**

Because no payments are made, the interest is added to the balance twice a year and then earns interest itself. Home values have usually risen over long periods, so the gap between the two lines, your equity, can grow as well.

**Could the loan ever pass the value of the home?**

No. You can never owe more than your home's fair market value at the time the mortgage becomes due, as long as property taxes, insurance and upkeep have been kept up. This promise is typically called the no negative equity guarantee, and it is why the loan line in the chart stops at the home's value.

**Is anything I type sent anywhere?**

No. Everything is worked out on your own device, and nothing you enter is stored or sent. It has no effect on your credit.

**Why does the calculator use TRREB district numbers?**

Etobicoke has no single benchmark price of its own. The Toronto Regional Real Estate Board reports it as five districts, W06 to W10, so the calculator starts from the district your home is in, or from the median sale price in one of seven Etobicoke neighbourhoods.
