# Long Branch Reverse Mortgage: Fund a Garden Suite and Keep Your House

A Long Branch reverse mortgage gives owners 55 and older money from a house or condo townhouse, with no required monthly mortgage payments, for anything from bills to a garden suite. Detached houses in TRREB's Long Branch community sold for a median of $1,200,000 from April to June 2026: up to about $607,000 at 65 and $693,000 at 75.

## What Brings Long Branch Homeowners to a Reverse Mortgage

Keeping the lot whole

The City adopted Long Branch character guidelines in 2018 over the loss of cottage-style houses to lot severances. Selling to make way for new houses is one route; keeping yours is another.

Room for family behind the house

Toronto allows one garden suite per lot without a rezoning. A reverse mortgage can pay to build one for a son, a daughter or a caregiver.

A condo townhouse with rising fees

Long Branch condo townhouses sold for a median of $749,000 from April to June 2026, across 15 sales. They qualify as condos, and the fees stay yours to pay.

Upkeep on a cottage-era house

The City's guidelines say Long Branch was completely built out by 1920. A house that old needs regular work, and the money can pay for it.

[ReverseMortgageEtobicoke.ca](/) explains how a Long Branch reverse mortgage works for owners 55 and older at Toronto’s western edge. Many families here face the same choice: sell the lot, or keep the house and use part of its value.

## A cottage resort that became a village

The land was granted to Colonel Samuel Smith in 1797. Long Branch Park, a summer cottage resort, was completed in 1884, and a streetcar reached Long Branch Loop in 1895 ([City of Toronto, Long Branch Neighbourhood Character Guidelines](https://www.toronto.ca/legdocs/mmis/2018/cc/bgrd/backgroundfile-111765.pdf)).

The area was completely built out by 1920 and became a village in 1930. Marie Curtis Park and Maurice J. Breen Park were built in 1959, after Hurricane Hazel in 1954, and Long Branch GO station was completed in 1967 (same source).

In 2021, 37.7% of Long Branch homes had been built in 1960 or earlier, and 14.5% of residents were 65 or older ([City of Toronto, 2021 Neighbourhood Profiles](https://ckan0.cf.opendata.inter.prod-toronto.ca/dataset/6e19a90f-971c-46b3-852c-0c48c436d1fc/resource/19d4a806-7385-4889-acf2-256f1e079060/download/nbhd_2021_census_profile_full_158model.xlsx)).

The same profile shows 61.9% of Long Branch owners still had a mortgage. Any mortgage balance is cleared at closing before anything else, so what you owe comes out of the amount available.

## Sell the lot or keep the house

In 2018 the City adopted character guidelines for Long Branch, citing the “continued loss of traditional cottage-style single family dwellings.” Lot severances, where one lot is split into two, were the concern (same guidelines).

For an owner in their 70s, a sale brings all the money at once. It also brings a move, selling costs and, on the next home, both Ontario’s and Toronto’s land transfer taxes. [Downsizing in Etobicoke and land transfer tax](/guide/downsizing-etobicoke-land-transfer-tax/) adds up those costs.

A reverse mortgage lets you stay in your home and use part of its value instead. Neither route is right for everyone, so Richard Hopkins, Mortgage Broker, looks at the whole picture and recommends the option that offers the best overall value for you.

## A garden suite instead of a sale

Toronto Council adopted garden suite rules on February 2, 2022. One garden suite with one unit is allowed per lot in residential zones, and the suite can’t be severed onto its own lot ([City of Toronto, garden suites](https://www.toronto.ca/city-government/planning-development/planning-studies-initiatives/garden-suites/)).

The same City page lists fee relief: a development charge exemption for the second, third and fourth units on a property, and an exemption from parkland fees. Four-unit multiplexes are also allowed city-wide; the newer six-unit permissions don’t cover the Etobicoke wards ([City of Toronto, multiplex housing](https://www.toronto.ca/city-government/planning-development/planning-studies-initiatives/multiplex-housing/)).

A federal credit can return part of the build cost. The Multigenerational Home Renovation Tax Credit gives back 14.5% of up to $50,000, a maximum of $7,250 for tax year 2025, when the new unit lets a senior live with a relative ([Canada Revenue Agency](https://www.canada.ca/en/revenue-agency/services/tax/individuals/topics/about-your-tax-return/tax-return/completing-a-tax-return/deductions-credits-expenses/line-45355-mhrtc.html)). More is in [garden suites and multiplexes in Etobicoke](/garden-suite-multiplex-etobicoke/).

## Example: a garden suite at 78

For example, a widow, 78, owns a detached Long Branch house worth $1,200,000, the median for the 17 detached sales in TRREB’s Long Branch community from April to June 2026 ([TRREB Community Housing Market Report, Toronto West, Q2 2026](https://trreb.ca/wp-content/files/market-stats/community-reports/2026/Q2/TorontoWestQ22026.pdf)). Her house is paid off, and her daughter’s family wants to live in a garden suite behind it.

From 78, the amount reaches about 60% of the value, which is up to about $720,000 on $1,200,000. She takes $250,000 at closing toward the build, an amount picked only for this illustration; builders’ quotes set the real cost. The rest stays available and costs no interest until she uses it.

The appraisal typically happens before the suite exists, so the amount is usually set on the house as it stands that day, though practice varies by lender. Her property tax, home insurance and upkeep stay her responsibility, for the house and the new suite alike.

Interest on the $250,000 compounds twice a year. Home values often rise enough to cover some or all of it, though no one can promise that. Whatever happens to prices, she can never owe more than her home’s fair market value at the time the mortgage becomes due, as long as property taxes, insurance and upkeep are kept up. That protection is typically called the no negative equity guarantee.

## Condo homes near Long Branch GO

Long Branch has condo homes too: TRREB counted 15 condo townhouse sales and 6 condo apartment sales from April to June 2026. A condo townhouse is still a condo, reviewed with its condo corporation, and its fees stay yours. With only 6 apartment sales, the $503,000 apartment median is a rough guide at best. The building review is explained in [reverse mortgages for Etobicoke condos](/reverse-mortgage-condo-etobicoke/).

Every step from first estimate to closing, including the appraiser’s visit, is set out in [an Etobicoke reverse mortgage from start to finish](/blog/etobicoke-reverse-mortgage-start-to-finish/). Amounts are the most you could qualify for at that age, from the same age table as the reversemortgagebroker.ca calculator, rounded to the nearest $1,000, before anything you owe is paid off. The largest amounts come at a higher rate, and the lender's appraisal of your own home sets the real figure.

These are TRREB's April to June 2026 median prices for Long Branch. Only six condo apartments sold, so treat that median as a rough guide. Anything you owe is paid off first, and your own appraisal sets the real figure.

## The Seven Steps, From Long Branch to Closing Day

Only the appraisal and your lawyer happen in person. The rest goes back and forth by email, phone and video call, with anyone in your family copied in. You can stop at any step. Nothing is signed until the application, and nothing is final until your own lawyer has explained it.

1. 1

    Step 1: Free estimate

Fill in a short form online, about 90 seconds, and a first figure for your Etobicoke home appears. Asking has no effect on your credit.

2. 2

    Step 2: Every lender compared

Richard Hopkins, Mortgage Broker, puts your home up against every reverse mortgage lender in Canada. His first email shows how much you could get and which lenders fit, and asks how much you want.

3. 3

    Step 3: Application

Once you've chosen an option, fill out a quick form and send a few documents. Your credit is checked once, and your application goes only to the lender you choose.

4. 4

    Step 4: Approval

The lender usually sends its mortgage commitment letter within a day or two.

5. 5

    Step 5: Appraisal

An appraiser comes to the house or condo to confirm what it is worth. The amount available is then set from that appraised value.

6. 6

    Step 6: Independent legal advice

Your own lawyer, acting for you alone, explains the mortgage at your independent legal advice appointment (ILA), and only then do you sign. Expect about $800 to $1,200 in Ontario.

7. 7

    Step 7: Closing

The lender sends the money to the lawyer or title company doing the closing. They pay off your current mortgage, any other debts on the home and the costs, then deposit the remaining money into your bank account.

## Questions From Long Branch Homeowners

**How much money could a Long Branch home provide through a reverse mortgage?**

On a detached house at $1,200,000, TRREB's Long Branch median for April to June 2026, a reverse mortgage could provide up to about $607,000 at 65 and up to about $693,000 at 75. On a condo townhouse at the $749,000 median, it is up to about $379,000 at 65 and about $433,000 at 75.

These are upper limits, not offers. Any mortgage is paid off first, and the appraisal of your home sets the final amount.

**Can a reverse mortgage pay for a garden suite in Long Branch?**

Yes. The money is yours to use as you choose, including building a garden suite for family or a caregiver. The amount is set from the appraisal of your home as it stands before the suite is built. The City's rules and fee relief are covered in [garden suites and multiplexes in Etobicoke](/garden-suite-multiplex-etobicoke/).

**Can a garden suite be split off and sold on its own?**

No. The City of Toronto does not allow a garden suite to be severed onto its own lot. It stays part of your property, on the same title as the house.

**What happens to the reverse mortgage on a Long Branch house when the owner dies?**

The family has a set window to repay it, usually 180 to 365 days depending on the product, with no prepayment charge on death at any lender. The lender never owns the house: the family decides how to sell it and keeps every dollar above the balance. An heir can also repay from other money or refinance in their own name.

**Is a condo townhouse near Long Branch GO treated as a condo?**

Yes. A condo townhouse is reviewed together with its condo corporation, the same as a condo apartment, and the monthly condo fees stay yours. TRREB's Long Branch median for condo townhouses was $749,000 from April to June 2026.
