Reverse mortgages in Etobicoke

# Pay for Home Care in Etobicoke and Stay in Your Home, With No Monthly Mortgage Payments

Home care in Etobicoke comes from two places: publicly funded care arranged through Ontario Health atHome, and private care you pay for yourself. A reverse mortgage can pay for extra care hours, a stair lift or a main-floor bathroom, with no required monthly mortgage payments, so you can stay in your home.

[ReverseMortgageEtobicoke.ca](/) explains how home care in Etobicoke is paid for, and how your house can pay for more of it. Publicly funded care often covers part of what you need. The rest comes from savings, family, or the value of your home.

A reverse mortgage is one way to use that value without selling. There are no required monthly mortgage payments, and you keep living in your home.

## Home care in Etobicoke starts with Ontario Health atHome

Ontario Health atHome arranges the province’s publicly funded home care. Anyone can make the referral: you, a family member, a friend or your doctor ([Ontario Health atHome](https://ontariohealthathome.ca/home-care/)).

A care coordinator then works out what you need. Services can include nursing, physiotherapy, occupational therapy, personal support with bathing and dressing, and some homemaking ([Government of Ontario, Home and community care](https://www.ontario.ca/page/home-community-care)).

Etobicoke is served by more than one Ontario Health atHome region. The Mississauga Halton region has an office in Etobicoke ([Ontario Health atHome, Mississauga Halton](https://ontariohealthathome.ca/region/mississauga-halton/)). North Etobicoke, Richview and the lakeshore can fall under other regions, and the province-wide information line on the Ontario Health atHome website routes you to the right one.

## Local help beyond the publicly funded hours

Two Etobicoke-area agencies offer help that publicly funded care may not cover. ESS Support Services, formerly Etobicoke Services for Seniors, runs adult day programs, in-home and overnight respite, transportation, a seniors’ lunch, a friendly caller program and falls prevention ([Toronto Central Healthline listing](https://torontocentralhealthline.ca/printService.aspx?id=132253)).

CommunitiCare Health, with its head office on Lake Shore Boulevard West, offers personal support at home through its Get Help at Home program, plus transportation for seniors ([CommunitiCare Health](https://communiticare.org/)).

You can also pay a private company for more hours. Prices vary by company and by the level of care, so ask each one for its full hourly rates and any minimum visit length.

## Changes that make an Etobicoke house easier to live in

Many Etobicoke houses are older, with stairs between floors. In Ward 2, Etobicoke Centre, about 80% of people in single-detached houses live in one built between 1946 and 1980 ([City of Toronto Ward Profiles, 2021 Census](https://ckan0.cf.opendata.inter.prod-toronto.ca/dataset/6678e1a6-d25f-4dff-b2b7-aa8f042bc2eb/resource/16a31e1d-b4d9-4cf0-b5b3-2e3937cb4121/download/2023-wardprofiles-2011-2021-censusdata_rev0719.xlsx)). Along the lakeshore in Ward 3, a quarter live in a house built in 1945 or earlier.

That often means a bathroom upstairs, split levels, and steps at the front door. Common changes include a stair lift, a walk-in shower, grab bars, a ramp, or a new bathroom on the main floor.

### Tax credits that help with the cost

If you’re 65 or older, up to $20,000 a year of eligible renovation costs can count toward the federal Home Accessibility Tax Credit ([Canada Revenue Agency, line 31285](https://www.canada.ca/en/revenue-agency/services/tax/individuals/topics/about-your-tax-return/tax-return/completing-a-tax-return/deductions-credits-expenses/line-31285-home-accessibility-expenses.html)). At the 14.5% rate used for 2025, that is worth up to about $2,900.

Ontario’s Seniors Care at Home Tax Credit gives up to $1,500 toward eligible medical expenses for people 70 or older. It is reduced once family net income passes $35,000 ([Government of Ontario](https://www.ontario.ca/page/ontario-seniors-care-home-tax-credit)).

The City’s Toronto Renovates repair program for low-income seniors is on pause because of a lack of provincial funding ([City of Toronto, HousingTO progress report](https://www.toronto.ca/legdocs/mmis/2025/ph/bgrd/backgroundfile-259509.pdf)).

## Paying for care with a reverse mortgage

A reverse mortgage pays out in three ways: a lump sum, regular monthly deposits, or a mix. A lump sum suits a renovation. Monthly deposits suit care hours that repeat every week, and interest is charged only on money you actually take.

The amount depends on age and home value. For example, the September 2026 benchmark for a detached house in W09 (Humber Heights, Richview and The Westway) was $1,213,200 ([TRREB Market Watch, September 2026](https://trreb.ca/wp-content/files/market-stats/market-watch/mw2609.pdf)). At 75, that is up to about $701,000. In W10, the detached benchmark of $855,100 gives up to about $494,000 at 75.

Any mortgage you still owe is paid off first out of that money. Property taxes, home insurance and upkeep stay yours.

Rates run 6.23% to 6.94% (advertised 5-year fixed rates across the four lenders, checked September 17, 2026). Interest is added to the balance instead of being paid each month.

Your equity isn’t certain to shrink. Interest grows the balance over time, while a rise in your home’s value often covers some or all of it.

You can never owe more than your home’s fair market value at the time the mortgage becomes due, as long as property taxes, insurance and upkeep are kept up. This is typically called the no negative equity guarantee.

## When long-term care becomes the next step

Sometimes care at home stops being enough. The City of Toronto runs three long-term care homes in Etobicoke: Kipling Acres, Wesburn Manor and Lakeshore Lodge ([City of Toronto](https://www.toronto.ca/community-people/housing-shelter/long-term-care-homes/long-term-care-home-locations/)).

From July 1, 2026, a basic room in Ontario long-term care costs $2,129.17 a month ([Government of Ontario, Paying for long-term care](https://www.ontario.ca/page/paying-long-term-care)). Etobicoke’s homes, and how to apply, are covered in the [guide to long-term care in Etobicoke](/guide/long-term-care-etobicoke/).

A permanent move into care by the last borrower makes the reverse mortgage due, and the family usually gets up to a year to sell or pay it back. After a permanent move into long-term care, some lenders reduce the early repayment charge or drop it, and Richard knows which ones do.

## Other ways to pay for care

A reverse mortgage is one option among several. A HELOC can work if your income covers the monthly payments, and the City’s tax relief programs are covered in the [Etobicoke property tax guide for seniors](/guide/etobicoke-property-tax-seniors/).

Some families build a suite so a caregiver or relative can live on the property. The page on a [garden suite or multiplex in Etobicoke](/garden-suite-multiplex-etobicoke/) explains the City’s rules.

Richard Hopkins, Mortgage Broker, compares every reverse mortgage lender in Canada and checks the other options too. You get a recommendation based on your situation, even if it’s not a reverse mortgage. A printable [checklist for the conversation with your family](/resources/) and the [Etobicoke reverse mortgage calculator](/tools/reverse-mortgage-calculator-etobicoke/) are both free.

## From Free Estimate to Money in Your Account, in Seven Steps

You can stop at any step. Nothing is signed until the application, and nothing is final until your own lawyer has explained it.

1. 1

    Step 1: Free estimate

Fill in a short form online, about 90 seconds, and a first figure for your Etobicoke home appears. Asking has no effect on your credit.

2. 2

    Step 2: Every lender compared

Richard Hopkins, Mortgage Broker, puts your home up against every reverse mortgage lender in Canada. His first email shows how much you could get and which lenders fit, and asks how much you want.

3. 3

    Step 3: Application

Once you've chosen an option, fill out a quick form and send a few documents. Your credit is checked once, and your application goes only to the lender you choose.

4. 4

    Step 4: Approval

The lender usually sends its mortgage commitment letter within a day or two.

5. 5

    Step 5: Appraisal

An appraiser comes to the house or condo to confirm what it is worth. The amount available is then set from that appraised value.

6. 6

    Step 6: Independent legal advice

Your own lawyer, acting for you alone, explains the mortgage at your independent legal advice appointment (ILA), and only then do you sign. Expect about $800 to $1,200 in Ontario.

7. 7

    Step 7: Closing

The lender sends the money to the lawyer or title company doing the closing. They pay off your current mortgage, any other debts on the home and the costs, then deposit the remaining money into your bank account.

## Your Questions, Answered

**Who pays for home care in Etobicoke?**

The Ontario government pays for home care arranged through Ontario Health atHome, after a care coordinator assesses what you need. Some community services, such as meals or transportation, can carry a client co-payment. Extra hours from a private company are yours to pay, and that is where a reverse mortgage can help.

**Does reverse mortgage money affect OAS or GIS?**

No. The money isn't considered income, so it's tax-free and doesn't affect your Old Age Security or Guaranteed Income Supplement. Interest earned on the money once it sits in a bank account is taxed the next year, though, so monthly deposits can suit a care budget.

**What happens to the reverse mortgage if one spouse moves into long-term care?**

If you are both borrowers, nothing changes while one of you still lives at home. Repayment starts only after a sale, a permanent move or the death of the last borrower. Time in hospital or rehab is not a move.

**Can the money pay for a stair lift or a walk-in shower?**

Yes. You decide how to spend the money, and safety changes to the house are a common use. If you are 65 or older, the federal Home Accessibility Tax Credit can also cover part of the cost: it applies to up to $20,000 of eligible expenses a year.

**What do you pay a broker to compare reverse mortgage lenders for your Etobicoke home?**

Nothing. When your reverse mortgage funds, the lender pays the brokerage 2% of the amount you borrow. All four lenders pay that same 2%, so the lender Richard recommends makes no difference to what the brokerage earns. If the mortgage doesn't go ahead, nobody is paid.

Going through a broker can also get you more than calling a lender yourself. The highest-lending CHIP product and Home Trust's reverse mortgage are offered only through mortgage brokers. Richard Hopkins, Mortgage Broker, compares every reverse mortgage lender in Canada for you, and recommends the option that offers the best overall value for you, even if it's not a reverse mortgage.
