Bed counts and waiting lists come from each home’s page in [Ontario’s long-term care directory](https://www.ontario.ca/locations/longtermcare/search/?n=Etobicoke%2C+ON&lat=43.6541&lng=-79.5670). The City confirms its three Etobicoke homes on its [locations page](https://www.toronto.ca/community-people/housing-shelter/long-term-care-homes/long-term-care-home-locations/). A home with an unusual name could be missing from this list, which is why it says “at least 12”.

A waiting list is a count of names, not a wait time. Lists with a few dozen names can move faster than lists with a thousand, and the home pages show only those counts, not wait times.

## How do you apply for long-term care from Etobicoke?

Applications go through Ontario Health atHome, the province’s home and community care organization. A care coordinator does an in-person assessment, and you list up to five homes in order of preference. Etobicoke is split across four Ontario Health atHome regions, so the region that handles your file depends on the home.

South and central Etobicoke homes fall under the Mississauga Halton region, which has an Etobicoke office at 401 The West Mall ([Ontario Health atHome](https://ontariohealthathome.ca/region/mississauga-halton/)). North Etobicoke homes, such as Kipling Acres, fall under Central West. The Humber Heights and Richview homes fall under Central, and Lakeshore Lodge and Ivan Franko Home under Toronto Central.

The offer rules are strict. An offered bed must be accepted within 24 hours, and the move must happen within five days. If you turn down an offer, you come off every waiting list and usually wait 12 weeks to reapply ([Ontario, applying for long-term care](https://www.ontario.ca/page/apply-long-term-care)).

Accepting a home that isn’t your first choice is allowed. You can stay on the list for your first choice and transfer later, though Ontario warns that this may take a long time.

## What does long-term care cost in 2026?

From July 1, 2026, Ontario’s long-term care co-payment is $2,129.17 a month for a basic room, $2,567.17 for semi-private and $3,041.97 for private. The co-payment is the resident’s contribution toward accommodation and meals. The province sets these maximums, and a not-for-profit home charges no more than a for-profit one. Whichever room you pick, the care you receive is the same.

| Room type | Daily rate | Monthly rate |
| --- | --- | --- |
| Basic | $70.00 | $2,129.17 |
| Semi-private | $84.40 | $2,567.17 |
| Private | $100.01 | $3,041.97 |

Over a year, a semi-private room comes to about $30,806 (12 × $2,567.17). Ontario has no fixed income cutoff for a rate reduction, but says a resident would likely qualify if their income is under $27,338. A resident may also keep some income to support a spouse still living at home, under conditions Ontario sets out. Homes can charge extra for optional services such as hairdressing, cable TV or transportation ([Ontario, paying for long-term care](https://www.ontario.ca/page/paying-long-term-care)).

## What happens to the house when one spouse moves into care?

With both spouses on the reverse mortgage, a move into long-term care by one of them changes nothing. The other spouse stays in the house with no required monthly mortgage payments. Repayment comes only after a sale, the last borrower’s permanent move or the last borrower’s death.

For an illustration, take a couple whose younger spouse is 75, in a detached house at the W10 benchmark of $855,100 ([TRREB Market Watch, September 2026](https://trreb.ca/wp-content/files/market-stats/market-watch/mw2609.pdf)). They could qualify for up to about $494,000. That money could pay the semi-private co-payment while the other spouse stays in the home.

The home’s property taxes, insurance and upkeep still have to be kept up. Paying for help at home is covered on the [Etobicoke home care page](/paying-for-home-care-etobicoke/), and [Rexdale home values](/service-areas/rexdale/) show what W10 houses are worth.

## Can the house stay empty while you’re in care?

Yes, for a time. Toronto’s Vacant Home Tax exempts a home whose principal resident is in hospital, long-term or supportive care for at least six months of the tax year. The exemption lasts up to two consecutive tax years and needs a letter from the care home. After that, the 3% tax can apply.

You’ll also need proof that you lived in the home before moving into care ([City of Toronto, Vacant Home Tax](https://www.toronto.ca/services-payments/property-taxes-utilities/vacant-home-tax/)). The annual declaration still has to be filed; the [Etobicoke property tax guide](/guide/etobicoke-property-tax-seniors/) covers it.

Tell the home insurer as well, because many policies end coverage once a house has been empty for roughly 30 days.

## When does a reverse mortgage become due after a move to care?

The reverse mortgage has to be repaid after the last borrower settles into long-term care for good. The family usually gets up to a year to repay it or sell the house. A hospital stay, rehab or a short convalescent stay does not make it due, because those moves are temporary.

The lender never owns the home. Your family controls the sale and keeps every dollar above the balance. You can never owe more than your home’s fair market value at the time the mortgage becomes due, as long as property taxes, insurance and upkeep are kept up. This is typically called the no negative equity guarantee.

Some lenders reduce or waive the early repayment charge when the move is into long-term care. This is one of the details Richard Hopkins, Mortgage Broker, checks for your home when he compares every reverse mortgage lender in Canada. Try the [Etobicoke reverse mortgage calculator](/tools/reverse-mortgage-calculator-etobicoke/) first, or read [how the broker works](/etobicoke-mortgage-broker/).

## The bottom line

Apply early through Ontario Health atHome, because the Etobicoke homes with the longest lists hold hundreds of names. If one spouse moves into care and the other stays home, a reverse mortgage in both names isn't affected. It becomes due only when the last borrower leaves the home for good.

## Etobicoke Homeowners Also Ask

**Which long-term care homes are in north Etobicoke?**

Kipling Acres on Kipling Avenue, Westside on Albion Road and Humber Valley Terrace on Humber College Boulevard are in north Etobicoke. The Village of Humber Heights on Lawrence Avenue West is a little further south. The [Rexdale page](/service-areas/rexdale/) covers home values in that part of Etobicoke.

**Does reverse mortgage money affect the long-term care rate reduction?**

No. Money from a reverse mortgage isn't considered income, so it doesn't count toward the income-tested cost of a subsidized long-term care bed.

Interest from reverse mortgage money parked in a savings account is income, though, so borrow only what you need.

**How much do retirement homes in Etobicoke cost?**

There's no official price list for retirement homes, and costs vary by home and by the level of care you need. Ask each home for its full monthly price list, including meals and care packages, before you compare them.
