[ReverseMortgageEtobicoke.ca](/) sets out the property tax rules that Etobicoke seniors live with, in plain numbers. Etobicoke joined the City of Toronto on January 1, 1998, so Etobicoke property tax for seniors runs on Toronto’s rate, Toronto’s due dates and Toronto’s relief programs. There are no separate Etobicoke tax rules.

This matters to a lot of households here. In Ward 2, Etobicoke Centre, 35.2% of households are led by someone 65 or older, against 25.3% across Toronto ([City of Toronto Ward Profiles, 2021 Census](https://ckan0.cf.opendata.inter.prod-toronto.ca/dataset/6678e1a6-d25f-4dff-b2b7-aa8f042bc2eb/resource/16a31e1d-b4d9-4cf0-b5b3-2e3937cb4121/download/2023-wardprofiles-2011-2021-censusdata_rev0719.xlsx)).

## How much property tax does an Etobicoke home pay in 2026?

An Etobicoke home pays 0.767311% of its assessed value in 2026, the City of Toronto’s residential rate. The average Toronto home, assessed at $692,140, pays about $5,311 this year, which is $92 more than in 2025. A home assessed at $975,000 pays about $7,481.

The rate has three parts: 0.605295% for the City, 0.153% for education and 0.009016% for the City Building Fund ([City of Toronto, tax rates](https://www.toronto.ca/services-payments/property-taxes-utilities/property-tax/property-tax-rates-and-fees/)). The average-home figures come from the City’s 2026 budget report ([City of Toronto, February 6, 2026](https://www.toronto.ca/legdocs/mmis/2026/cc/bgrd/backgroundfile-284368.pdf)).

Your assessment is not today’s market price. MPAC (the Municipal Property Assessment Corporation) still bases 2026 assessments on values as of January 1, 2016, because Ontario’s reassessment is postponed ([MPAC](https://www.mpac.ca/en/UnderstandingYourAssessment/AssessmentCycle)).

## When are Toronto property taxes due in 2026?

Etobicoke owners on the regular plan paid the 2026 interim bill on March 2, April 1 and May 1, and the final bill on July 2, August 4 and September 1. Owners on the 11-instalment pre-authorized plan still have two payments left this year, on November 16 and December 15, 2026.

| Payment plan | 2026 interim bill | 2026 final bill |
| --- | --- | --- |
| Regular (six instalments) | Mar 2, Apr 1, May 1 | Jul 2, Aug 4, Sep 1 |
| Two instalments | Mar 2 | Jul 2 |
| 11 pre-authorized instalments | Feb 17 to Jun 15 | Jul 15 to Dec 15 |

The dates come from the City’s interim bill notice ([City of Toronto, February 3, 2026](https://www.toronto.ca/news/city-of-toronto-issues-2026-interim-property-tax-bills/)). The 11-instalment plan spreads the year’s taxes into smaller monthly withdrawals from your bank account.

## What happens if property taxes fall behind?

Unpaid Toronto property taxes grow every month. The City adds a 1.25% charge on the first day a payment is late, then another 1.25% on the first day of each month after that. The City says these charges cannot be waived or changed, so a missed instalment keeps getting more expensive.

Final notices for older residential balances go out each April. Owners then have 21 days to pay before the account goes to a bailiff in early May. Once taxes are at least two years in arrears, the City can register a tax arrears certificate on title and begin a tax sale ([City of Toronto, late payments](https://www.toronto.ca/services-payments/property-taxes-utilities/property-tax/late-tax-bill-payments/)).

Arrears also affect relief. The City’s seniors’ relief program requires no tax arrears from the prior year.

## Can low-income seniors in Etobicoke cancel or defer a tax increase?

Yes. The City’s Property Tax and Utility Relief program can cancel or defer the yearly increase on your bill when household income is $62,000 or less. It covers the increase only, not the whole bill. The deadline for the 2026 tax year is November 2, 2026, and you apply again every year.

The **cancellation** is for owners 65 or older, owners 60 to 64 who get the Guaranteed Income Supplement (or the Spouse’s Allowance), and owners on disability benefits. The home’s assessment must be below $975,000.

The **deferral** postpones the increase instead. It has no assessment limit, and it is also open from age 50 to people who get a registered pension. The City’s budget report says the deferral is “without interest”, and the deferred amount becomes due when you no longer own the home ([City of Toronto, February 6, 2026](https://www.toronto.ca/legdocs/mmis/2026/cc/bgrd/backgroundfile-284368.pdf); [Municipal Code ch. 767](https://www.toronto.ca/legdocs/municode/1184_767.pdf)).

On the average home, the 2026 increase was $92, so relief helps with a small yearly amount. The full rules and application are on the [City’s relief program page](https://www.toronto.ca/services-payments/property-taxes-utilities/property-tax/property-tax-water-solid-waste-relief-and-rebate-programs/property-tax-and-utility-relief-program/).

## Is there a water bill rebate for Etobicoke seniors?

Yes. Households approved for the City’s relief program also get 30% off their water bill, as long as they use less than 400 cubic metres of water a year. That brings the 2026 rate down to $1.4589 per cubic metre. A solid waste rebate comes with it for small, medium and large bins.

Extra-large garbage bins don’t qualify for the solid waste rebate. One application covers the tax relief and both rebates.

## What does Ontario’s Senior Homeowners’ Property Tax Grant pay?

If you’re 64 or older with a modest income, Ontario’s Senior Homeowners’ Property Tax Grant can give you up to $500 each year. You claim it on your income tax return, on form ON-BEN (line 61120). It’s a grant, so it’s never paid back, and couples get one grant between them.

The full $500 goes to single seniors with income up to $35,000 and couples up to $45,000. Above that, the grant shrinks by 3.33% of the extra income and ends at $50,000 for a single person or $60,000 for a couple. It arrives about 4 to 8 weeks after your Notice of Assessment ([Ontario](https://www.ontario.ca/page/senior-homeowners-property-tax-grant)).

## Do Etobicoke seniors need to file a Vacant Home Tax declaration?

Yes. Every residential owner in Toronto, Etobicoke included, must declare the home’s status every year, even when you live in it full time. Where the tax applies, it is 3% of the assessed value. The City hasn’t yet posted the date for the next declaration, so watch for the notice in the mail.

Owners who move into hospital or long-term care have an exemption for up to two tax years ([City of Toronto, Vacant Home Tax](https://www.toronto.ca/services-payments/property-taxes-utilities/vacant-home-tax/)). The [Etobicoke long-term care guide](/guide/long-term-care-etobicoke/) covers what that means for the house.

## How does a reverse mortgage fit with your property tax bill?

A reverse mortgage doesn’t replace your tax bill. You keep paying the City’s property taxes, plus home insurance and upkeep, because those are conditions of every reverse mortgage. What it can do is pay off tax arrears at closing and give you money for future bills, with no required monthly mortgage payments.

Deferred taxes are added to the City’s tax roll for the home, and a reverse mortgage pays off amounts owing on the home at closing. That is why the City’s deferral and a reverse mortgage are usually one route or the other.

The deferral fits you if your only strain is the small yearly increase. A reverse mortgage fits you if you need larger sums, for example to clear a line of credit or pay for care. For an illustration, an owner aged 70 with a house at the W10 detached benchmark of $855,100 could qualify for up to about $452,000 ([TRREB Market Watch, September 2026](https://trreb.ca/wp-content/files/market-stats/market-watch/mw2609.pdf)). The [Rexdale page](/service-areas/rexdale/) has the local figures for north Etobicoke.

The [Etobicoke reverse mortgage calculator](/tools/reverse-mortgage-calculator-etobicoke/) gives a figure for any home value you enter. Richard Hopkins, Mortgage Broker, also arranges home equity lines of credit and refinances, so you get a recommendation based on your situation, even if it’s not a reverse mortgage. [How an Etobicoke mortgage broker works](/etobicoke-mortgage-broker/) explains the comparison.

## The bottom line

Your Etobicoke tax bill is set by Toronto, and the help on offer is aimed at the yearly increase, plus up to $500 from Ontario. If the bill itself has become hard to carry, or arrears have built up, a reverse mortgage can clear what's owing at closing. You still pay future taxes, insurance and upkeep.

## Etobicoke Homeowners Also Ask

**Do I have to reapply for Toronto's seniors tax relief every year?**

Yes. The City's Property Tax and Utility Relief program needs a new application, with documents, every year. For the 2026 tax year the deadline is **November 2, 2026**. You can apply online or by mail.

**Can I get a reverse mortgage if I'm behind on my property taxes?**

Yes. Tax arrears are one of the debts a reverse mortgage pays off at closing, before the rest of the money is deposited into your bank account.

After closing, keeping the taxes paid is one of your conditions, along with home insurance and upkeep. A [free estimate](https://reversemortgagebroker.ca/estimate/?utm_source=reversemortgageetobicoke&utm_medium=satellite&utm_campaign=etobicoke-property-tax-seniors) shows what your home could give you.

**Is money from a reverse mortgage taxed as income?**

No. The money isn't considered income, so it's tax-free, no tax slip is issued, and it doesn't affect your Old Age Security or Guaranteed Income Supplement.
